For HVAC, plumbing & roofing owners

Local Services Ads are moving into Google Ads: what home-service owners should do

Vossley ·

If you run an HVAC, plumbing, or roofing company and you’ve used Google Local Services Ads (the pay-per-lead ads on Search and Maps, often shown with a Google Verified badge), Google is changing where you manage them. It is not changing the basic idea of paying for calls and messages.

This page is for owners and office managers, not homeowners looking for a repair. It summarizes what Google has published about the move into Performance Max campaigns with pay-per-lead goals, what stays the same, and a short checklist so you don’t lose reports or miss a lead after the switch. We’re a new shop with published Google Ads prices and a free missed-call + website audit. No invented client results here.

What’s not changing

According to Google:

So if a vendor tells you “LSA is dead and you have to switch to click-based Search only,” that’s not what Google’s help pages describe. The product’s home is changing; the pay-per-lead local model is what Google is moving into Ads.

What is changing

Timing

Google is migrating in phases. The first phase began in August 2026 for select U.S. home and storefront service advertisers, including plumbing, HVAC, and roofing. Late 2026 expands to broader groups (for example, service-area businesses without a storefront and accounts with custom bidding or booking setups). Non-U.S. accounts and remaining categories follow in 2027. Your account admin gets an email 14 days before your migration date, with banners in the current dashboard and a reminder 7 days later.

Owner checklist (do this even if you DIY ads)

  1. Confirm who the LSA account admin is and that they actually read Google’s migration emails.
  2. Save your LSA performance (spend, leads, cost per lead by week or month) before migration day. Google says those reports won’t move into Ads.
  3. Check your Google Business Profile: name, phone, hours (including nights and weekends if you take those jobs), and address. Those details feed your ads.
  4. Decide where lead calls should ring. Google says you can edit the lead phone number in Ads. If that number dumps to voicemail after 5pm, you’re paying for leads you won’t book.
  5. Plan your callouts: six or more honest ones (licensed, insured, emergency service, financing if true, Spanish if true, same-day if true). No inflated claims.
  6. Watch the first two weeks. Google says to allow up to about two weeks for the migration to complete and performance to stabilize. Don’t panic-edit every day; do check that leads arrive and someone answers.
  7. Keep Search ads and pay-per-lead separate in your head. Classic Search ads charge per click; pay-per-lead campaigns charge per lead. Mixing them up in one “Google Ads” conversation with a vendor is how budgets get mis-set.

Why the phone still decides whether it was worth it

Pay-per-lead only helps if a person or a trained AI receptionist answers, triages emergencies, and captures the job. A Google lead that hits a full mailbox at 9pm is the same leak as a website form nobody opens until Monday.

It’s the same problem as a heat wave or storm spike: the shop that answers books the job. Your ads and your after-hours path have to work together.
